Trade down to a home you can easily afford .. Dont buy all the house they will let you borrow for... it is better to buy less home and pay the bills with some money to LIVE on..

This is totally true. Think of it if you get a mortgage with most of your paycheck then you will have a nice house but be in a poor house. If you get a mortgage that you can afford maybe your house isn't the best but you have the greens in your savings account.
